Co-founded by data enthusiast Daniel Foch, chief real estate officer at Valery.ca in Vaughan, Ont., The Habistat aims to simplify the process of creating charts and tables that were previously done manually.
Foch, who is known for using charts to attract clients and build trust, collaborated with two data scientists he met on Twitter to develop The Habistat. The tool saves him valuable time by automating the chart creation process.
“I’m probably one of the leading agents who makes charts as my source of content. That’s how I get clients and build trust,” says Foch.
The Habistat provides Realtors with easier access to data, allowing them to present information clearly to clients and on social media platforms.
Streamlined data access
The Habistat offers a user-friendly dashboard format that gives Realtors immediate access to real-time housing market data. This enables them to provide more detailed and specific advice to clients, including neighborhood-level information like sales prices and sales volume.
The tool can track market fluctuations, analyze property values, identify emerging markets, and provide new ways to find comparables and property history.
Previously, compiling and creating charts manually was a time-consuming task for agents, but The Habistat simplifies this process.
From the private sector to PropTx
Initially operated as a private enterprise, The Habistat used CREA and TRREB data to offer precise insights into the housing market. However, TRREB raised concerns about data usage compliance, leading to a temporary shutdown.
After making the necessary adjustments, TRREB now fully endorses The Habistat as a valuable tool for Realtors to navigate housing market data effectively.
The launch of The Habistat demonstrates TRREB’s commitment to providing technological tools to Realtors using the PropTx MLS System.
Scaling for the future
The Habistat allows members to explore reports and dashboards, compare listings, and access market statistics for different locations and property types. Customized map boundaries and building-specific market activity reports are also available.
The system will continue to evolve, enhancing market statistics and property intelligence for Realtors.
PropTx, TRREB’s technology subsidiary, now holds the global license for The Habistat, with plans to expand to other real estate boards in the future.
Training Realtors for data-driven success
While The Habistat currently focuses on real-time data analysis, future updates may include real estate projections. The tool provides up-to-date information to help Realtors spot trends early and advise clients effectively.
Training may be required for agents less familiar with data analysis, but Foch plans to offer ongoing training sessions to help them utilize The Habistat effectively.
