According to the 2025 What Homeseekers Want survey by Wahi and Angus Reid, 81% of Canadians consider a backyard as “important” or “very important” when looking for a new home.

Beyond the love for outdoor space, the survey reveals shifts in housing preferences influenced by affordability pressures and changing demographics.

The results not only indicate the type of homes Canadians prefer but also reflect underlying demographic trends and affordability issues, according to Wahi CEO Benjy Katchen.

Separate entrances gaining popularity in costly markets

One notable trend is the increasing demand for homes with separate entrances, especially in Canada’s priciest provinces like British Columbia and Ontario.

This suggests that Canadians in expensive housing markets are seeking homes with rental income potential to help offset ownership costs, notes Katchen.

Single-family homes still reign supreme—but condos have appeal

When asked about their preferred home type, 61% of Canadians lean towards single-family homes, while 24% prefer condos or apartments. The remaining respondents are undecided or considering other housing options.

For those seeking single-family homes, a backyard is the top priority for 76% of respondents, followed closely by a renovated kitchen or bathroom. Other features like finished basements, parking garages, and bungalow-style layouts are also important.

Condo buyers prioritize renovated kitchens and bathrooms, practical amenities like parking garages and visitor parking, high-end appliances, and scenic views.

Quiet and affordability shape Canadian preferences

Apart from home features, factors influencing housing choices include affordability, desire for quiet, and outdoor space.
