The impact of artificial intelligence on industries worldwide is evident, and the real estate sector is no exception. AI-powered tools are playing a crucial role in streamlining property searches and automating listings, transforming how homes are bought and sold.

Wahi, a real estate platform based in Toronto, has introduced Canada’s first consumer-facing AI image search tool. This innovative feature allows homebuyers to filter property photos based on specific features such as “renovated kitchens” or “finished basements,” offering a more efficient and personalized search experience.

A breakthrough for consumers?

Wahi’s new feature, developed in collaboration with researchers from Western University, utilizes generative AI to analyze property photos and prioritize listings that align with individual buyer preferences. By enabling buyers to search based on visual attributes, the tool simplifies the process of finding homes that meet their criteria.

Eman Nejad, Wahi’s head of data science, emphasizes the potential of this technology, stating that it “introduces a new dimension to the real estate industry.”

AI tools embraced by Realtors

Real estate professionals may find Wahi’s initiative familiar. In 2022, the Toronto Regional Real Estate Board (TRREB) partnered with Restb.ai, a company based in Barcelona, to integrate AI into its MLS system. This technology was designed to analyze listing photos, identify features like architectural styles and interior finishes, and assess property conditions, all while expediting the listing process.

TRREB likened the technology to a “Pinterest-type experience,” with CEO John DiMichele highlighting its potential to revolutionize how agents operate and connect buyers with suitable properties. Expectations included enhanced workflows, improved listing accuracy, and a heightened level of search sophistication.

Despite initial claims that the Restb.ai integration would be completed by early 2023, TRREB’s subsidiary, PropTx, still lists the feature as “coming soon” on its website. The timeline for when this technology will be available to members remains unclear, as TRREB did not respond to REM’s inquiries.

In November 2023, the Saskatchewan Realtors Association announced the integration of similar technology into its MLS system.
